Real estate investments during the war in Ukraine: an analysis of current trends and strategies

Abstract: Real estate investments are traditionally considered one of the most stable and transparent instruments of capital management, widely recognized by both the market and investors. As a real asset, real estate provides reliable value preservation and the potential for capital growth due to its material nature and resistance to inflationary processes. At the same time, the current military context in Ukraine creates unique challenges associated with increased risks, in particular the possibility of physical damage to objects, legal uncertainty and difficulties in insuring such assets. In this regard, investments in real estate in wartime require a comprehensive analysis of risks along with an assessment of potential benefits in order to adapt investment strategies to new realities and ensure capital preservation and market development in the long term. The purpose of the study is a comprehensive analysis of the features of investing in real estate in wartime, identifying the main risks and benefits, assessing regional market characteristics and current trends. The objectives of the study include systematization of factors influencing profitability and risks, analysis of investment forms and mechanisms, and identification of strategic challenges of investment activity. The results of the study show that, despite the increased risks of military instability, real estate remains an attractive asset, especially in regions with a low level of conflict. Regional disparities in prices and rental rates are identified and the existence of such challenges as legal uncertainty, lack of infrastructure, and economic fluctuations is confirmed. The conclusions emphasize the need to develop adaptive investment strategies that will ensure capital security and contribute to the sustainable development of the real estate market and the economy of Ukraine after the war. Practical recommendations are aimed at increasing the efficiency and security of investments, attracting international and domestic investors, and improving state support.
